The luxury villa Utopia is located on the island of Ugljan in the Zadar archipelago. The special thing about this island is that it is separated from the mainland by the Zadar Channel, which takes you to the beautiful city of Zadar by ferry. In the hot summer months, a gentle mistral wind blows on the island, so your stay at Villa Utopia is sure to be pleasant and you can refresh yourself at any time in the sea or in the luxurious pool. The beautiful Villa Utopia is an authentic Dalmatian house that has been recently renovated in its original rustic style. It is ready to open its doors for a maximum of 12, optimally 10 people. The interior of this beautiful stone villa represents a successful combination of traditional and modern elements, creating a desirable and pleasant ambience that you are sure to enjoy. With a living area of 342 m2, it offers you everything you have been dreaming of and the total area of the property is as much as 2155 m2! It is 900 metres from the nearest sea, which is an excellent opportunity to explore the depths of the sea in the clear Adriatic. The villa is fully air-conditioned and guests will be accommodated in five bedrooms, four of them with double beds and the fifth room with two bunk beds. The villa also has 3 en-suite bathrooms with showers, and two rooms share a fourth bathroom, also with a shower. One of these rooms is located outside the villa, in a separate house. The spacious living room has a cosy corner sofa with a coffee table where you can watch your favourite films and series on TV. Right next to the living room is a beautiful kitchen with bar and a dining room with dining table and seating. The dining room leads directly to the outdoor area and terrace. The outdoor terrace will be a place to socialise, have fun and play thanks to the heated pool of 32 m2 and 1.5 metres deep. On the sunbathing lawn next to the pool, deckchairs invite you to relax body and soul and there is also an outdoor seating area where you can enjoy a coffee. Romantic evenings can be spent with a glass of fine wine in the whirlpool, which is just one of the facilities that will delight you. You don't just have to prepare your favourite dishes in the villa's kitchen, there is also an outdoor charcoal/wood grill on the terrace, which is an excellent opportunity to test your cooking skills. Next to the barbecue is a covered outdoor dining table with seating for 12. The outbuilding has a sauna and a shower, as well as a children's playroom and a fitness room. It will certainly delight lovers of active holidays who want to be in shape during their holiday. The courtyard is adorned with a Mediterranean garden, where there are olive, lemon, mandarin and rosehip trees. Guests have 4 private car parks at their disposal, while there are four more outside the courtyard. If you are travelling with your own boat, there is a fixed 6-7 m mooring and a buoy 7 km from the villa. Entertaining contents that will especially delight children and then adults are table tennis, trampoline, darts, children's basketball or football court, badminton, swings and slide. Children can also play PlayStation in the villa and play as much as they like in a separate children's playroom. By prior arrangement and on request, it is possible to organise a private chef. During your stay, a washing machine, an iron, a feeding machine and a baby cot as well as 2 separate toilets are also at your disposal. The town of Preko is the administrative centre of the island and the ferry port and is located directly opposite the town of Zadar. From the ferry port you can head towards the city centre or discover other places on the island, such as: Kali, Kukljica, Poljana, Sutomiica, Lukoran. In 2016, the island of Ugljan was declared a hidden gem by the Best European Destination portal. For those who want to start with cultural and historical research, Zadar is only a 20-minute ferry ride away. It is a famous tourist destination that will delight you with its delicious gastronomic offer, musical performances and entertainment until late at night!
